Concealed damage & dry rot. ? Owner acknowledges that there will likely be concealed sub-roof deterioration and authorizes the contractor to make the necessary repairs. The Contractor will repair and/or replace damaged or deteriorated decking and facia at the Contactor‚??s discretion on a time and material basis. The Contractor‚??s labor rate is $65 per man per hour. Materials will be supplied at cost plus 15%. The combined cost of labor and materials will be an extra charge over and above the original contract price and will be due I'mediately after the wood work is performed.
